Any decisions to lease, purchase or revenue share are determined by the findings of our survey. In some circumstances, car parks and/or vacant land and property may be declined due to location, planning permissions or lack of potential for sales or feasibility.
In the case that this should occur, we’re more than happy to discuss the reasons your car park or property was declined, which will help you understand more about your property’s potential uses.
Once we enter into an agreement to acquire your car park under the terms of a lease or revenue share. The existing car park management, pay & display machines and signage will be replaced to our suited arrangements.
Lease Your Car Park will be liable for the rates, utilities, Installation, maintenance, operations and management of the car park, under a lease agreement only, however we will refrain from paying any business rates or utilities on revenue share agreements.
Upon termination of any agreement, all installed equipment remains the property of Lease Your Car Park. It will be removed from the property in a timely manner at no cost to the client.
All legal work, aside from our independently conducted surveys, is handled by our solicitors. However, as a client, you do have the option either to use our appointed commercial property solicitors FREE, alternately you may obtain advice from an independent solicitor at your own cost.
Any advance payments on leases, will be decided once the survey has been conducted and feasibility analysed.
Clients are liable for the correct planning permission or change of use planning needed, in order for their property to be used as a public car park, prior to entering into a lease, sale or revenue share agreement. Planning permission approval will be requested to ensure planning permission has been granted by the local council.
All acquisitions will be subject to a land registry check to validate the landlords details regardless of lease, purchase or revenue share agreement.
All our acquisitions are handled through our solicitors and appointed solicitors. This allows us to lease our clients car park,absorbing all client solicitor fees.
Lease Your Car Park does not undertake to independently manage car parks for clients. We only manage the car parks we lease, purchase or operate under revenue share agreement.
All client information collected is GDPR compliant and handled with the strictest confidence. All information obtained during an audit is fully GDPR compliant and is treated as strictly confidential between the “lessor” (you) and the car park “lessee” (Lease Your Car Park).
